GETTING YOUR HOME/PROPERTY READY FOR MARKET
A clean house is a must. Dirt and cobwebs will only bring the selling price down. A clean home is the cheapest way to increase your selling price. Some buyers, women in particular, will not even consider a home if it is dirty. Concentrate on kitchens and bathrooms however, the garage is not as important.

It is important to keep your home uncluttered. The ideal look is something like you would see in a model home. Keep your kitchen and bathroom counters clear of "do-dads." You want sellers to easily be able to visualize their belongs in your space. Rooms feel larger when they are not full of furniture. You may want to consider renting a storage space, putting things away for a short period, or maybe a garage sale.

We will be following up on notifications of showings immediately. The sooner we get feedback from the Buyer’s agent, all of the impressions will be fresh in the mind of the REALTOR. We don’t want to hear "Gosh, that was last week and I've shown so many houses, let me think…"

Consider buying a carpet rake at Home Depot or Lowes. Vacuuming is important, but a matted carpet can be temporarily fixed with a rake. Plus, it is easier to get out a rake to “fluff up” if you find out you have a last minute showing than it is to pull out a vacuum.

Keep your landscaping up. Just like a clean interior, the importance of a clean exterior is a must. There’s no substitute for great "curb appeal." You might consider adding some bright annuals in the entrance and approach areas if it fits your landscaping style. We can provide plenty of suggestions if gardening is not your thing.

The smell of your home is also very important. If you have animals, you may need to have your carpets cleaned, or consider a carpet allowance. If you smoke, consider smoking only outside. Move ashtrays out of sight. To freshen up the smell you can bake cookies or bread.

Imagine company is coming. Fluff the cushions, put out the matching towels, add plants that flower or fresh cut flowers for color, turn on lights in darker rooms or halls. If you are interested in "staging," Trisha would be happy to give you ideas.
